Homeowners Associations

We had mention the need to file an application with your homeowners association. Most require that you file an application with their architectural review committee before you begin any changes. Just submit your plans and be patient. It is a good idea to speak to the CC & R coordinator beforehand.

We reviewed how to choose a general contractor let WCI & L assist in scheduling your project. As they launch demolition work, you need to visit an appliance resource and a lighting resource to select and order your appliances and lighting. Cabinets, sinks, plumbing fixtures, floor coverings, replacement or additional doors and windows also should be chosen and ordered before you begin, or you will be behind schedule before you get started. Kermit will help you with the timelines but it is a good idea to have a second choice in mind for everything.

Expect to start your remodeling project with a clean slate - removing all flooring, cabinetry, plumbing, window coverings and lighting fixtures - here is a guide to consider.

Scheduling Guidelines

Structural Changes. Adding or removing doorways, windows, niches or wall nooks begins first. This work can begin while demolition work is being done.

Remove Popcorn Ceilings. This is a really messy job you'll want done before or just after structural changes are made, while the house is vacant and all prior flooring and furnishings have been removed.

Electrical Wiring. If you aren't certain how you will utilize each room, planning wiring changes can be challenging. It can be expensive to bring an electrician out if you change your mind after the walls have been dry walled and painted. Most electricians will wire for cable and telephones. Ask your electrician to do all wiring, including checking existing outlets; moving or adding electrical, phone and cable outlets; and installing smoke alarm, ceiling fan and dimmer switch wiring before any new drywall work or cabinetry is installed. Your electrician also will need your appliance and lighting/ceiling fan order now, so he can properly install or change wiring to accommodate new appliances and fixtures. Walk through the home with your electrician and mark all changes on the wall. Then stop in, while the work is being done to answer any questions. So there are no wiring surprises!

Float the Walls. To update an older home, we recommend retexturing (Floating) the walls and ceilings. There are several popular wall finishes in vogue now.

Plumbing Bathrooms/Kitchens. Be sure you know exactly the width and depth of your new countertops and the configuration of new cabinets (where the drawers are going), so that the right size sinks are ordered. Decide now whether you want drop-in or under-mount sinks. Not all countertops are the same depth, and sinks come in many different sizes and shapes Order or purchase all plumbing fixtures and faucets. Pick out towel bars and roll rods at the same time so they match.

Hardware. Refitting your home with new doorknobs locks and deadbolts can get expensive. Be sure you know whether your door is left- or right-hinged and consider other fixtures (faucets and lighting fixtures) when selecting the finish and style of your knobs.

Paint the Walls. Be sure to coordinate your paint choice with flooring, cabinetry, window coverings and any existing furnishings you want to keep. Put a tile and carpet sample on the floor next to a newly painted area. Depending on available light colors look decidedly different in your home then they do in the paint store.
